The one true thing

The homepage calls it “A Full Continuum of Care” and then shows four doors: Independent Living, Assisted Living, Memory Care, Skilled Nursing. Homecare is the fifth, and it is not one of them.

Verifiable in ten seconds on brandermillwoods.com. The Living Options band on the homepage lists exactly four options. Homecare has its own page at /home-care, its own line in the footer phone directory at (804) 401-8417, and its own promise on that page: “We started with the idea of providing homecare to Brandermill Woods residents and quickly realized there is a strong demand for in-home care on and off campus. We are here to serve everyone in the surrounding Richmond area.”

Semrush Rank 614,766. Reviews features appear on 126 of the tracked keywords, which is high for a single campus and says the brand is being discussed where you cannot edit it.

Three findings

Each one comes from a page we read on 5 October 2026 or from the Semrush pull above.

1. The fifth line of business is invisible at the front door

Homecare is a real operating line with its own leadership, its own phone number and a service menu that runs from companion care to memory and hospice support. It is also the only line that can reach a family before they are ready to tour. On the homepage it does not exist. A family that arrives from a search for in home care in Midlothian lands on a page that offers them four kinds of moving house.

Evidence. Homepage Living Options band lists Independent Living, Assisted Living, Memory Care and Skilled Nursing, four tiles, no homecare. The homecare page exists at /home-care and carries its own meta description. The footer phone directory lists Homecare at (804) 401-8417 separately from the front desk. Semrush shows a distinct homecare keyword cluster for the Richmond and Midlothian area already attached to the domain.

2. The level of care pages give their search identity away

The four pages a family actually compares are titled as if they belonged to any community in the country, and on the assisted living page a third party virtual tour embed has taken over the social and robots metadata. That page tells a crawler not to index it and tells a social preview that it belongs to the tour vendor rather than to Brandermill Woods.

Evidence. /independent-living returns the title Independent Living. /about returns About. /assisted-living returns Assisted Living, with og:site_name set to the tour vendor, og:description set to Virtual Tour | Assisted Living - Apartment, and a robots value of noindex, nofollow present on the page. Only the homepage carries a branded, located title: Brandermill Woods: Midlothian, VA Senior Living. Separately, every page ends with several thousand words of visible keyword text that includes Brooklyn, Queens, Staten Island, Minneapolis and New Jersey, markets Brandermill Woods does not serve.

3. The answers are being written about you, not by you

Google is generating an AI Overview on 178 of your tracked queries and showing a People Also Ask box on 461 of them. You win zero featured snippets and zero FAQ rich results. The content to win them is already written: there are accordion FAQs on the independent living, assisted living and homecare pages plus a dedicated FAQs hub with tabs per level of care. None of it is marked up in a way an answer engine can quote with attribution.

A 90 day fix sequence

Ordered so that nothing later depends on something earlier being skipped.

  1. Days 1 to 15Take the metadata back. Rewrite titles, meta descriptions and canonical tags for independent living, assisted living, memory care, skilled care, homecare and about so each one names the community and the market. Scope the virtual tour embeds so they cannot write page level social or robots tags, and clear the noindex directive off the assisted living page. This is the only step that can move rankings without any new content.
  2. Days 16 to 35Mark up the answers you already wrote. Add FAQPage structured data to the five pages that already carry FAQ accordions, and add a senior living organization schema block to each level of care page with the correct address of the two sites. Then verify both Google Business Profiles, one per published address, so the local pack and the AI Overview draw from the same facts.
  3. Days 36 to 60Give homecare a front door. Put homecare into the Living Options band on the homepage as a fifth option, give it its own inquiry form rather than a bare phone link, and put a tracked number on the page so you can tell a resident family from a Richmond area family on the first call.
  4. Days 61 to 90Split the funnel and watch it. Retire the keyword block at the foot of every page, split the single shared visit form into routed forms per level of care, and stand up one operating board across all five lines so inquiry to move in is visible weekly rather than reconstructed monthly from two addresses.
